Planned Maintenance

Planned maintenance has many benefits, some of which include maximumizing efficiency to lower energy costs,improving dependability and prolonging the life of your equipment. Comfort Temp Company has two residential maintenance plans available. Gainesville Regional Utilities recommends that your air conditioning and heating system be serviced annually. A maintenance check up can save you time and trouble (not to mention comfort) by repairing a small problem before it becomes a big problem. Below are some of the items we check during a maintenance check-up.

Cooling Service:

• Clean and check condenser coil
• Evaluate evaporator coil performance
• Check operating pressures for proper refrigerant charge
• Check Starting Capabilities
• Check safety controls
• Check air filters
• Check for correct air flow
• Clean the condensate drain line
• Check voltage and amperage on motors
• Inspect thermostat for proper calibration and operation
• Check electrical connections
• Lubricate all moving parts where necessary
• Visually inspect the air handler (or furnace) and supply and return plenums

Heating Service:

• Pull burners and clean
• Visually check heat exchanger
• Check burner operation
• Check flue for obstructions
• Inspect thermostat for proper calibration and operation
• Check safety controls
• Lubricate all moving parts
• Check furnaces for gas leaks
• Check voltage and amperage on all motors
• Adjust gas valve(s)
• Check filters
• Visually inspect supply and return plenums for air leakage
• Check for correct air flow
